BTR Capital Group was formed to seek out investment opportunities in undervalued real estate.


BTR Capital Group was formed to seek out investment opportunities in undervalued real estate.  With over $35 million of equity investments to date, we focus on fundamentally sound real estate overlooked by typical investors who follow trends and fads.  We invest across property types and geographic regions in the continental United States, but always seek properties with competitive advantages and never buy commodities.  

BTR Capital Group sources proprietary investment opportunities through its network of over 300 real estate professionals across the United States.  Our proprietary deal flow means BTR rarely competes for opportunities and, as a result, typically secures significantly above-market returns. 

While we invest across property types and regions, as a hands-on manager, BTR only considers opportunities it can actively oversee, understand, and manage with in-house, on-the-ground expertise.  We will invest only if we understand a property and its local market enough to proactively manage it. 

Finally, we are aggressive investors, but conservative underwriters.  Detailed due diligence and realistic underwriting assumptions reflect the fact that we invest for ourselves and our long term partners.  Our basic rules for underwriting include: 

  • Never model rent increases above inflation;
  • Base residual value on “normal” market capitalization rates;
  • Attribute little or no value to excess land or development density; and
  • Never assume future refinancings to extract equity. Not all properties are long-term holds, but we approach each investment as if it might be one.
